At Rippling, Real Estate is critical to support our continued growth. As the leader, you will drive the next stage of our global growth, managing all aspects of your domain. What you will do

  • Rippling’s headcount is growing at +25-30% annually through the next few years, and you will need to partner with executive leadership on a real estate strategy that supports this growth internationally, both in existing locations as well as net new. Our current locations include San Francisco, Bangalore, New York, Austin, London, Dublin, and Sydney. We will be opening an office in Seattle this year and are evaluating additional new locations for 2026.
  • Deliver insightful location strategy, site utilization and capacity analysis, and programs to the business.
  • Drive clear transactional recommendations and acquisition/disposition outcomes underpinned by strong financial analysis. Manage third party brokers and contractors, work closely with our own Finance and Procurement teams.
  • Partner with our workspace team to skillfully manage all aspects of real estate portfolio management including capital improvements and fit-outs, office moves and new occupancy, creating good buzz and minimizing distractions.
  • Implement a set of standard office policies, FF&E guidelines, and procedures to be run by the workspace team, vs. the current approach which varies by location.
  • Maintain centralized data repository of our leases - ensuring compliance with lease terms and critical data tracking.
  • Partner with InfoSec and workspace teams to manage physical security.

What you will need

  • At least 12 years of experience in commercial real estate with strong business acumen. Workspace experience is strongly preferred.
  • Excellence across the board in transaction management, financial analysis, occupancy management, project management and fit out, and portfolio strategy.
  • The ability to distill complex options into clear, practical recommendations, and independently manage a global real estate portfolio.
  • The ability to present complex financial deal scenarios and recommendations to the C-suite and manage relationships across the company.
  • Represent the best interest of the company with third party contractors and providers.
  • Ability to thrive in ambiguous, challenging situations and push to pragmatic solutions.
  • Able to balance company value of “Be Frugal” while also creating an atmosphere that is acceptable for talent acquisition & retention.
  • Willing to operate at all levels and be both leader / set the strategy, as well as doer as we scale this function from 0->1.
